Here at Thompson Young we hope that we can make the rental process as easy as possible for contract-holders (formally known as tenants). We cover a large area of Penarth, Barry and Cardiff for rental properties and regularly have new properties coming onto the market.
We’re here to take care of every aspect of your rental from helping you choose a property that’s right for you, to negotiating the term and taking care of the paperwork and providing you with support with our property management service, if you move into a property which is managed by us.

If the property you rent is managed by Thompson Young on behalf of the owners of the property, then it means you likely will have no direct contact with the owners and will come to Thompson Young if there are issues or queries whilst living there.

Monday to Friday – 9:15am until 5pm
Saturday – 9:15am until 2pm
Sundays and bank holidays - closed.
If there are any maintenance issues whilst you live at the property you will report them to us.

Moving in information
When you move in, please set up your utilities right away. You will need to take meter readings on your move in day for gas, electricity and water (if applicable). These will be included in your inventory but are good to take again and take photographs of for your records.
You will need to set up an account with your gas (if applicable) and electricity supplier and Welsh Water. You will also need to let the council in the area you have moved into that you have moved into the property to set up your direct debit for council tax. Failure to do these things right away could result in big unexpected bills so should be done right away.
We do advise the council and Welsh Water that a new tenancy has started but encourage contract-holders to register with both also so there are no delays in your payments to them.
We will send you a link to your inventory from Celtic Inventories. You have 7 days after the tenancy start date to add your comments to this and return it signed. We will use this for your check out inspection when you vacate so it's a good idea to report any wear or tear issues at this point.

For boiler, plumbing and leak issues:

(Please note if the pressure drops on your boiler and you have no heating/hot water, this isn't considered an emergency and you are expected to be able to top the pressure up on your boiler yourself. If you call the plumber for this, the cost of the call out charge and invoice will be the contract-holders responsibility to pay).

If you experience a partial power cut to some area of the property, then please check your fuse board first to see if anything has tripped. If there is a full power cut in the area, please contact Western Power Distribution for more information.
If you lose your keys or lock yourself out of the property, then please call our locksmith

The cost of this will fall onto you and if the locks need to be changed you will need to get a spare key to us as soon as possible.
